Colleyville City Council Approves New Business Park Development
Colleyville City Council approved a Planned Unit Development for a new business park at 6521 Colleyville Blvd. The 4.31-acre development, led by Shoal Creek Capital Partners, will feature three buildings with 23 suites averaging 3,600 square feet. It will accommodate home service businesses, professional offices, and boutique retail, with five suites along Ross Downs Drive designated for retail-centric tenants.
The project includes an 8-foot masonry fence along the eastern border to minimize neighborhood impact, and Ross Downs Drive will be repaved. Traffic concerns are being evaluated with TxDOT, with an estimated 70 additional vehicles expected during peak hours.
Construction is set to begin in late 2025 and finish by Q3 2026.
