Over 35 acres of land in Denton County were added to Fort Worth during the June 10 City Council meeting for future residential development.

The area, which falls under Council District 10 represented by Alan Blaylock, is located east of I-35W along Litsey Road.

According to city documents, 131 homes will be built on the 35.832-acre site, near Chadwick Farms Park and the Chadwick Farms neighborhood. All homes will be within Northwest ISD.

The development will include 6.13 acres of private open space on currently vacant land. According to council documents, the annexation request was submitted on September 30, 2024 by I AM ONE, Inc. and Nolin Ragsdale.

While the city expects a negative impact on the general fund in the first year, it’s expected to bring financial benefits in the following years. Over the next 40 years, the property’s total estimated taxable value is $33.2 million.

With this development, Fort Worth will take on the maintenance of 2.28 miles of new roads, 12 drainage inlets, 3,165 feet of new stormwater pipelines, and 5,660 feet of eight-inch wastewater pipelines.
